Technically, newer EMs will not built by HDB. Therefore the supply is limited to the current pool. It is a concern that once the unit have a balance lease of less than 60 years, buyers will be more careful with the purchase. But that is the only few options available if they are looking at EM in Serangoon...

Hi,

EMs are no longer built by HDB, hence in due time it will become limited in supply. The demand will be there for big families who prize a dual storey living lifestyle.

End of the day, it's all about your needs. Every family has different sizes and very different needs.

Having said that, we do not see a shortage of EM buyers, as it has always remained popular for bigger families who wants the lifestyle of a dual-storey living.

As HDB is no longer building EMs since the early 90s, the age of most of these flats has reached 30 years and beyond.
It is also this lack of supply that makes EMs a rare breed in the market.

In my opinion, you do not need to worry too much about things that will happen in 10 years time, because by then, your needs and lifestyle would have changed.
