Dear sir,
As my fellow professionals have indicated, you are entitled to DIY as a buyer and not pay any service fees for the purchase. You are probably looking at saving the 1% service fees in making the purchase but perhaps overlook on the value added services which a good salesperson can bring to you in terms of savings by going through a whole list of properties and shortlisting them accordingly while making arrangements for your viewings. On top of that, identifying units which are good buys and negotiating a good price for you which could be easily offset from the amount of service fees you are paying to achieve a win win situation.
