Typically the commission breakdown is as follows:

1 year lease: Half month rent
2 years lease: 1 month rent

For a 2 years lease of rent above $3,000, agent fees is normally shared by the landlord agent and thus, you do not pay. It's always apt to have yourself represented for an one time fee, as you are protected and promised a seamless experience - from shortlisting, negotiation, paperwork and handling any issues that arise during tenancy. Be prepared to shell out 1/2 month worth of rental for each year of rental you undertake. GST is applicable too for the amount. Not forgetting stamp fees for the tenancy agreement and applicable fees to be paid to authorities for any licensing to conduct your business.
