Hi, me and my fiance who both are PR looking for EC which MOP after 5years. However, we have property overseas,do we need to sell it off and wait for 30 months before purchase the EC as resale HDB flat? Also, with current buyer stamp duty rules, total how many % we need to give?

Hi VS,

As you are purchasing a resale EC thus you dont have to dispose off your overseas property or observe a 30 months waiting period.

Its only when you purchase a resale HDB flat, you need to dispose off your private properties (be it in Singapore or overseas) within 6 months after resale completion.

And its only when you opt to purchase a BTO or new EC then you will need to dispose off your private property and observe a 30 months waiting period before application which both of you are not eligible as not at least one of you is a SC.

With the new cooling measures, you will be subject to 5% additional buyer's stamp duty of top of usual buyer's stamp duty (3% x purchase price) -$5400.

Morning,

EC that have fulfilled MOP is considered as private property. Hence you are not required to sell off your private properties overseas, to facilitate the purchase. Being PR, you are liable for 5% ABSD.

Hi VS,

you do not need to dispose your overseas property as you are purchasing a resale EC after its MOP of 5yrs, putting the resale EC in a private residential segment already.

For stamp duty payable for your purchase:
8% of property purchase price - $5,400
