Hi, my 4rm HDB at Boon Lay Drive is reaching MOP (10 year old HDB) in a few months. I am 47 this year and I am conservatively looking to upgrade to a private condo. I am conscious abt the job market at my current age and do not have to take on too much risk. I cant get a new EC because my salary is out of range.

I am looking at a larger size 3bedder to 4 bedder and after preliminary research, LakeLife seems to suit my budget. Does Lakelife still has capital appreciate say in 10-15 years time. My plan is to downgrade back to HDB when its my retirement age and get back some cash since I am not tied to 18 months waiting period post 55 yo.

1) Just let me give you a more indepth understanding of Lake life growth trend,
2) Lake life had a growth of 26% appreciation at TOP. It enjoyed another growth of 40% (2021 ~ 2024) growth during this covid recovery growth.
3) There was a change hand of 122 out of 546 units. It implied that are 424 owners that could sell their property at a lower price in the next 10~15 years comparing to yours.
4) Honestly speaking, you have missed the golden opportunity to enter this property. It is common to see price to stay stagnant after a residential property TOP for 10 years.

Lake Life is a good option because it is relatively new and in terms of pricing it is very value for money. The past performance of this project has been great as well. I feel there is still room for capital appreciation in the next 10 to 15 years.

Upgrading is a good move but you are right that it is important not to overstretch yourself just to make that move.

Lake Life is a relatively new resale EC development, and is sited in an area with new infrastructure plans in the pipeline, as well as newer condo launches which will bring up the overall land prices here. At current price psf rates of Lake Like, I feel it is relatively value for money, and there is still growth potential in terms of capital appreciation as the entire Jurong Lake District develops further in the next 5 to 10 years, riding on the growth of the overall area.

There are also a good catchment of BTO upgraders nearby, which you can exit to next time when you sell in 8 to 10 years time.

Based on your info shared, it is important not to overstretch since you are coming into your 50s. But I generally redeploying your sale cash proceeds from the hdb to private property is still a good way to keep pace with inflation. Lake Life, comparable to its newer peer condos nearby, still have a healthy price gap and I believe it has still room for appreciation when they further converge.
