Hi,
My parents and I are joint owners of a hdb flat. We bought it when I was single.
Fast forward to present, I’m now married with two young kids.
Thinking of changing the manner of ownership to tenancy in common now. Just wondering :
1) if the % of ownership can be split 90% me, 5% my mum, 5% my dad.
2) can a flat be sold if the person holding the majority stake wants it to be sold? Or do all owners (holding tenancy in common) need to agree then the flat can be sold?

Hi,

1) It is the same when comes to selling regardless of the method of ownership. All owners must agree to it.
2) If worry about any dispute when comes to the selling decision then it is advisable not to make any changes since changing of ownership method will incur unnecessary legal costs.
3) If it is just that your parents feel it is time for them to stay alone, then they could consider applying for 2-rm Flexi and leave more rooms for your family.
4) It is only that you must have sufficient financial capacity to take over their current share (66.67%) when it is time for your separation.

Hi,

Yes, you can change the manner of holding to Tenancy-in-Common. However, I am not sure why would you want to do this? You will incur stamp duties for the transfer.

All owners, regardless of percentage owned (even 1%), will need to agree to the Sale before the property can be sold.
