Hi,

My spouse to be is a foreigner and we intend to ROM end of the end. We are looking for a HDB resale flat of around 4-room, in Yishun area. However, I need advice how to go about purchasing a flat and also on loan advices as well since my other half is not a local Sinagporean and do not have any CPF.

Any gurus able to help?

I’m Daniel Tan from Huttons.

You can still apply for the HDB loan, as one of the applicant in purchase is a local Singapore Citizen.

However to be eligible for the loan, you must not have any other residential property under your name within the past 30 months, have not previously taken 2 time HDB loan and also do note of the household income ceiling of S$10K per month.

The most important factor that you have to take note will be the additional buyer stamp duty. You will be looking at an additional buyer stamp duty of 15%, as your spouse is a foreigner.

Afternoon,

Based on your situation, you can purchase resale HDB unit under non-citizen spouse scheme if you are SC. However, you will need to provide your ROM certificate within 3 months from key collection of the unit. Loan mortgage will be calculated based solely on your income. If you are earning lesser than $5k, you will be eligible for HDB loan and single grant.
