You can negotiate with your agent on the commission on the renewal perhaps, especially if the rental has been smooth all along, giving no issues or the agent is able to settle any issues that comes along without much disturbances or inconveniences created for you. Imagine if the tenant does not renew the lease, you will not only have to pay the agent fees each time, the handing and taking over of the property plus rectification of any potential defects and loss in rental due to the turnover period could mean more loss than paying commission for the renewal.
