Hi, My wife and I have a fully paid HDB unit. I'm thinking to go thru the gifting process to transfer my ownership to my wife, and purchase a condo solely under my name. (this is mainly to address the children schooling issue). If this approach is doable, do I need to pay ABSD for the my first Condo?

Hi! This practice is not doable for HDB as this is considered decoupling. HDB only allows change of ownership following a change of family circumstances, i.e. demise of owner, marriage or divorce

Hi Sir,

Unfortunately, this is not feasible as HDB would not allow such as gifting process between a married couple.

You may want to consider selling and buying a place nearer to the schools instead. Buying a new HDB with one owner and one occupier will allow the occupier to buy without ABSD once the MOP is met.

HDB Ownership Rules: Married couples cannot transfer or gift shares of their HDB flat unless specific life events occur, such as death, marriage, or divorce. Decoupling or transferring ownership for other reasons is not permitted.

Hi

Unfortunately HDB has disallowed this process called transfer of ownership, unless it is for exceptional reasons such as divorce, financial hardship or demise of one owner.

The best way is to sell away the HDB, either buy as owner occupier for next HDB flat, wait out MOP of 5 years, before buying the 2nd private property. Or to sell the HDB and buy private properties individually.
