Hi there, I might be leaving Singapore in the next few months so I'm considering on selling my 1-Bedroom studio apartment (657 sqft) at Mountbatten Suites (TOP on June 2010). Do you have any idea how much it can fetch in the current market?

Hi SVSC,

Mountbatten Suites last transacted was at $1000psf for a 1044sqf apartment in Dec 08.
Another Studio earlier transacted in Nov 08 at 918psf.

Generally, THE ESTA is asking at averagely at $980-$1000psf. However, past transacted was approx $930psf.

If my analysis is correct, the proposed letting go price for your studio would be around $960-$970psf.

However, It would be the most accurate if i can get more details on your unit and let the bank do an indicative valuation on your property. Why this is important for the buyer, as buyer would likely not consider to buy your unit if it is priced above the valuation price the bank matches as it means that the buyer would needs to top up hard cash for this difference.

Can i suggest we to communicate further as i have an overseas client coming next week and then perhaps i can propose your unit to him.
