Hi

If one of you is below 55 years old, you need to wait out 15 months after selling the private property before you can be eligible to purchase resale HDB. If both 55 years old, can purchase resale 4-room hdb or smaller immediately after selling private.

As long as one of you is below the age of 55 years old, you will need to observe a 15 months wait out period to buy a resale 4 room flat. The wait out period of 30 months is for a new BTO flat.

1) The HDB considered a married couple as a single entity.
2) Both of you must be 55 yrs old and above to be waive from the wait-out period.
3) If your spouse reached 55 years old before the wait-out period expire, you may approach HDB to apply for the HFE.
4) As of your current situation, you have to observe a 15-months wait-out period before eligible to buy a 4-room flat or smaller.
5) However, you won't be eligible to any grants and HDB loan after observing a 15-months wait-out period.
6) In order to be eligible to grants and HDB loan if applicable, you will have to observe a 30-months wait-out period.
