Hi there,
Please advise if I am able to gift my fully paid HDB or add in my grandchild as houseowners? Currently, my spouse and myself are houseowners, grandchild is under 18Y old. Alternatively, do my grandchild has to be of a minimum age before I could gift the HDB or add him as houseowners?

HDB cannot be used as gift, and a legal property owner in Singapore must be 21 years old. For HDB single ownership, the owner has to be minimally 35 years old. Why are you planning to do so?

Hi,

1) In Singapore, you can only add in an owner who had reached the legal age of 21.
2) In order to gift property, the property must be free of loan and free from utilizing funds from the CPF.
3) In your situation, you may consider making a will and appointing your grandchild to be the executor so as to inherit your HDB flat.
4) Otherwise, if there is no will after both of you passed on. The HDB flat will be distributed according to the Intestate Succession Act, which means your sons & daughters will receive all the shares of the HDB flat instead of your grandchild.
5) But if your grandchild has not reached the legal age of 21 when both of you passed on. The court will appoint another executor to manage the HDB flat.
6) If your grandchild has reached the legal age of 21 when both of you passed on. He/She will still not be able to keep it. He/She can appoint an agent to sell it and keep the sale proceeds as an executor.
7) My understanding is it is around $250~$300 for making a will.
