Hi, what will be the absd for a couple ( singaporean PR and foreigner) to buy a condo?
Just incase if the condo is soleley bought in only the SR's name is it possible for the husband to contribute to the mortgage ?

The higher of the ABSD tier will apply for such purchases. I am assuming that in this instance, the husband is the foreigner, then in order not to incur the ABSD, property will be purchased under the wife's name, therefore husband's income will not be considered for the home loan. Husband can contribute by repayment of mortgage in cash.

Hi, if both of you are purchasing a condo together with both of your names under it, the higher ABSD rate of 60% will apply. If it is solely under SPR name, it will be 5%, however the foreigner partner will not be able to get a loan to help finance the house.

Hi,

If the property is purchased jointly under both names (wife, a PR, and husband, a foreigner), the ABSD rate would be 60%. To minimize ABSD, the property should be bought solely under the wife's name, which incurs only a 5% ABSD. However, this means that only the wife's income will be considered when assessing loan eligibility. The husband can still contribute, but only in cash—whether for the down payment or monthly mortgage payments.

Under the respective FTAs, Nationals or Permanent Residents of the following countries will be accorded the same Stamp Duty treatment as Singapore Citizens: Nationals and Permanent Residents of Iceland, Liechtenstein, Norway or Switzerland and Nationals of the United States of America.

2) The mortgagor must be the owner of the property.

3) Before shortlisting project/unit, I will suggest to check your in principal approval of your loan from banker.

Hi,

It will be the higher ABSD rate of the two profile, ie. 60% ABSD since foreigner buyer is involved.

If his nationality is under the FTA ,

Under the respective FTAs, Nationals or Permanent Residents of the following countries will be accorded the same Stamp Duty treatment as Singapore Citizens:

Nationals and Permanent Residents of Iceland, Liechtenstein, Norway or Switzerland
Nationals of the United States of America

he/she will be eligible for ABSD remission.

Alternatively you can buy under your SPR name, 5% ABSD still applies, but his income cannot be recognized for the loan application. His contribution can be through cash via monthly mortgage, but he will not be having the legal ownership of the property.
