Hi, would like to seek for advise on HDB purchase.
I'm a Singapore PR and own a private residential property in Malaysia which is now residing by my parents (the property is still under mortgage and it is a joint loan with my mum).
I'm planning to buy a resale hdb with my spouse (SC) who doesn't own any property locally/overseas.
Is it possible to buy a resale flat for my circumstances? Will we be possible to get a HDB loan and family housing grant?

Hi,

1) You could appeal to keep this overseas property since it is for your own use and not for profit purposes. Moreover, you can also stress that your elder parents are not in the capacity to buy over your share. Present the case to the HDB with all valid reasons.
2) This appeal will take some time to get approval but it is possible.
3) Because you have an overseas property therefore you will not be eligible for HLE and housing grants.
4) Note that Once you declare this overseas property you have to wait out for 30 months after selling before you are eligible for HLE and housing grant.

Hi,

Yes, you do form a valid family nucleus and is eligible to purchase a HDB resale flat.

However, you will not be able to take HDB loan, as well as CPF Housing Grant, as you currently own a private property. You are however eligible for Proximity Housing Grant.

Do take note that you are suppose to dispose off all interests in your oversea property latest within 6 months upon the HDB flat purchase. If your overseas property is currently occupied by your immediate family, you may wish to write in to HDB to appeal for you not to sell off the property. Approval will be on a case-by-case basis.

I am experienced and well-versed in both HDB and private transactions. I will be able to assist you in your property plans. Please get in touch with me for a more in-depth discussion.

Should you need require further assistance in matters relating to property, please contact me at my mobile 9748 6305  . I will be happy to assess and share with you the possibilities for you in the current market.

Thank you.

Best regards,
