Hi.I am a SPR and my partner is SC. We are applying for BTO. We understand that MOP will apply once we collect the key for the coming BTO flat and we will not be able to buy 2nd property during MOP. But I am wondering if I can buy a private property under my name before that? (given that I am occupier for the BTO flat).

Dear sir/mdm,

You will be unable to purchase a private property under your name in this scenario since you form a family nucleus with your partner in the BTO application and will be an essential occupier.

Since you are eligible to purchase for a private residential home, why are you looking at going for BTO, given that the mid to long term prospects of owning a private property should be more attractive than a HDB, where you will be lock up for a period of 5 years. Also should you purchase a private residential home as a married couple, there is no additional buyer's stamp duty applicable since it will be your first matrimonial home.

I assume that you are making this purchase more as a family home than an investment asset, therefore the holding period can range from 5 to 10 years before reassessing your options ahead? Let's discuss more on your family plans such that you can make the most informed decision.

It makes more sense for both of you to purchase a private property as compared to a BTO as there isn’t a need for you to pay ABSD given that it’s a first property and a matrimonial home. Also, you will not be lock up for 5 years (MOP).

Hi,

You are free to purchase a private residential property anytime, but once you purchased, you will not be eligible to apply for a BTO until you have sold off your private residential property and then wait out for another 30 months before you are eligible to apply for a BTO again.

You could still apply for BTO should you purchase a non-residential private property for your own use though.

Should you wish to own 2 properties within the next 5-8 years (MOP period + waiting time for BTO), I do have a suggestion for you to consider.
