Currently, I am a joint owner of a HDB flat with my mother. Both of us are Singaporeans and have met the MOP condition. My current private property is undergoing an enbloc sale, after which I plan to get a landed property under my wife's and my name. Will the landed property be considered as my first property or second property? Will I be subjected to ABSD?

Hi Mr. Mahesan,

Yes once your private property is sold and completed, you would be considered to have ownership of 1 property count (HDB). When you get your landed property, ABSD of 7% will apply as its considered your 2nd property. May I have more info and requirements about your plans so to make better recommendations? Good evening,

As you are the co-owner of the HDB unit, you will be required to pay ABSD should you choose to purchase the landed property with your spouse as joint owners.
Since you are selling off your condo first, 7% ABSD will be payable. If your spouse have the financial capability to purchase the landed property under her name, you will then not be liable for ABSD payment.

The landed property will be your 2nd property, thus subjected to 7% ABSD.

Suggest to transfer your HDB ownership to your mother to avoid incurring ABSD, as your mother can still hold onto the HDB alone.
Of course, this suggestion only valid if just considering from financial point of view.
