Hi.I'm going to relocate to Korea soon for my work assignment for 5 years.should I sell my 3 rm flat or rent it out. I have paid off my house. Some people ask me to sell and buy a private condo and rent it out. What are your advice .

Hi Mr Norisham,

Some people say that you should never sell your HDB and purchase a private property as it will be difficult to purchase back a HDB thereafter.

It greatly depends on your future plans. By the way, can I check if you are a Singapore PR or citizen, as Singapore PRs are ineligible to rent out their units currently. There are just so many considerations and benefits for different circumstances. Do you intend to service a mortgage loan should you sell your existing HDB and purchase a condo and restart the financing process again? Renting out a private condo and HDB should make no difference in that the handing and taking over still requires someone to oversee. I believe it is more about the holding value of a property when you return from your overseas stint.

Let me know what your other concerns are perhaps in order to give you better advise.

Being assigned overseas have its pros and cons. You might be faced with uncertainty due to change of culture and environment. You will know your current and upcoming financial status better. By renting out your HDB unit will allow you to get $1.8k to $2.4k per month, depending on your unit's location and condition. This will be you nett income. To sell away your HDB unit and purchase a private property will require you a get a fresh mortgage loan. Let's assume you are buying a 2 bedroom unit of around $800k. It's rental will also be around $2.4k to $2.8k but this time, you will be required to pay for mortgage, maintanence fee, higher property tax, etc.

    Thanks for your advice. I will sit back and stay on my horse. I just afraid in 5 to 6 years time , the HDB resale flat price will go down stream, Condo price will go up and changing of regulation as the government start to open their eyes increasing the % of the price.
