I am 55 years old with an existing condo. I would like to sell my condo, and purchase a 4-room resale HDB. Would this consider as contra? Or is contra only for selling and buying HDB at the same time? Will I also need HFE?

Hi,

1) Contra facility is only applicable selling and buying HDB flat.
2) Thus, this is not applicable to your case.
3) Yes, you will need to have an approved HFE even before viewing any units. This is mandatory in the HDB market.
4) HFE is not just a document stating the loan and grants amount. It is a document that declare you are eligible to buy an HDB flat.

Hi

The enhanced contra facility is only for HDB owners on HDB loan, hence your scenario is not considered contra, and therefore will need your sale proceeds to be back first before you can complete the purchase, unless you already have sufficient funds on hand. The HFE letter is required for all buyers as long as they are going to purchase resale HDB, as it acts as an hdb scheme eligibility check, as well as grants confirmation if eligible.

Contra is only possible when you sell and buy HDB flats. For your situation, you are not able to do contra but what we can do is to plan the sale and purchase together so that you can use the sale proceeds from the condo to purchase the HDB flat.

Hi, goood day, I will be happy to assist. If u are selling a condo and looking to buy a HDB, that will not be considered a contra case as it’s only allowed if buy and sell HDB. For condo to HDB, we need to make sure proper timeline planning in order not to incur any additional fees if any.

And yes, everyone need a HFE document in order to buy/sell HDB.

Is not consider contra itself although I am aware some agents term this contra for the sale and purchase to be done simultaneously. We will need to plan the timeline properly given that HDB transactions typically takes a longer time to complete than a private property.

For your case, you do need to apply for HFE as all HDB purchases will require HFE to be approved.
