i am a couple buyer PR was looking for resale
we search flat via this platform and contact seller agent
at first viewing on monday night is about 9pm ( ok view delay until 9.45pm)

then we view walk around unit (look very nice because well maintain and is renovated)

one of toilet ceiling is like water leaking or maybe paint is not good i don’t know how to explain coz the lighting for the house is yellowish and is almost 10pm and me and my husband is super tired already then just view (coz seller kid also need rest so we quickly view and go)

i still remember agent ask us to go down wait and he go toilet first and come down (properly any connection with seller )

then me and my husband wait downstair and discussion about COV Extension of stay issue

agent mentioned last offer $590k rejected and if we really keen can offer (at first we say $591k LOL)
but the agent got say boss (my husband if you really got ‘sincerity’ then must at least start with $6xx)
and maybe kidding tone say extra $10k only is just $200 commission for him only

but i did inform please also help us to nego abit $2000 also buyer we happy

then verbal we say $600k

and agent test me and say text him offer
always i asking morning , agent delay delay delay till 11pm ( say owner wedding dinner bla bla bla )
actually my heart is very fed up ( why all thing need to delay until 11pm or 12am midnight )

then also my husband asking day view but provided me photo only ( seller helper taken)

really very funny they can ask maid to take photo for window view but why cannot take toilet ceiling photo)

and another two day delay me again for doing valuation on line ( actually i can do myself but why the agent must insist to meet me ? ok lar come come come
8pm come my place delay me to 10.30pm

reply sms also some time delay
reply whatsapp also delay
when want asking one more view morning also cannot then excuse is a lot

understand representative of seller must take care seller interest coz seller is paying 2%

mouth is mentioned good will doing paper work.

so any law take care buyer interest ?

In the first place, did you engage any agent if you are looking for someone to take care of buyer interest? Whether there is a law or not in this case to protect buyer interest, you will also need to spend professional fees to engage a lawyer to claim against either the seller or agent if you wish to claim any damages based on the law that protects buyer.

If you have already entered into the Option To Purchase and you are unsure whether to proceed on with the purchase now, you can try checking with the seller for 1 more day time viewing before you exercise the Option To Purchase. If you are unable to do so and do not wish to risk further, then you do not need to exercise the Option To Purchase but will stand to lose the deposit you paid. Read More

1) I was sweating when reading your illustration.
2) It would be good if you could arrange for daylight viewing rather than dependent on the yellowish dim light.
3) You are paying $600k, not simply buying vegetables in a market.
4) You are right that the seller's agent is protecting the seller's interest because the seller is the paymaster.
5) You have to understand that since you did not engage in any professional service from anyone, you will have to protect your own interest.
6) You may find that an agent's fee is not cheap and you could do all the paperwork yourself. Then you have to ask whether you read all the important notes on the option to purchase (5 pages) and all the terms and conditions (8 pages) listed in the OTP.
7) I would think this is the minimum that a DIY buyer should have gone through to understand their rights and what are they committing once offer the deposit.
8) Although it is correct that this HDB-prescribed OTP is a standard contract that both buyers and sellers have to accept once they are dealing with HDB flat buying and selling.
9) However, at least you know what you are committing and how you could protect yourself to minimize any disputes or hiccups in a transaction.
10) You also have to know that the important notes in this OTP highlighted that the HDB will not be implicated in the transaction, and the buyers and sellers have to bear all consequences if there is a dispute.
11) Both the sellers and buyers will have to engage their own lawyer to conduct mediation
session if there is any dispute.
12) And if that could not be worked out they will have to try to settle it through court.
13) You may consider engaging a professional service to conduct the house checks before committing to something you are unsure of.
14) Do note that you can't claim any damages from the sellers once you exercise the OTP. Clause 19 highlighted that the buyer is deemed to purchase will full notice and knowledge of the state and condition.
