I am a foreigner and I would like to buy OLD Condo or Executive Condo for investment.
How much do I need to pay as down payment and stamp fee ?
If I turned PR(I have applied this April), then how long do I need to wait to eligible and how much for down payment,stamp fee ?
Appreciate if anybody can assist me. Thanks !

Hi, if you are a foreigner, stamp duty payable is at 18%. And if you are a PR, stamp duty payable will be at 3% + 5%. Pls feel free to let me know if you need any assistance.

Hi,

For foreigner or PR status, you can only purchase resale EC or new/resale private condo.

For foreigner, stamp duties is 18% and downpayment is 20%, provided you can get 80% loan.

For PR, stamp duties is 8% and downpayment is 20%, provided you can get 80% loan.

The PR application outcome may take at least 6 months. Thanks and hope to assist with your housing plans further.

Morning,

If you were to purchase private property as foreigner, ABSD payable will be 15%, excluding standard stamp duty. As SPR, ABSD will be 5%. If you are able to obtain 80% loan, 20% will then be the down payment.

Good morning buyer,

If you are eligible to obtain up to 80% bank loan (still subject to total debt servicing ratio), your initial outlay will be as such:

1) 20% cash downpayment
2) estimated 3% buyer's stamp duty
3) 15% additional buyer's stamp duty as foreigner
4) $3k legal fees
5) valuation fee, stamp duty for mortgage etc.

If you turn SPR, your initial outlay of estimated 38% of the purchase price as a foreigner will reduce to 28%. ABSD for SPR is 5%.

    One of property agent told me I need to pay as cash downpayment only 5%. But it TOP is 2019. Can this be true ?

Good evening buyer,

This is true as if you can obtain 80% bank loan, your 20% downpayment will be 5% cash and 15% CPF OA funds or cash but this is not applicable for your case.

As you are a foreigner, you don't have CPF OA funds thus your 20% downpayment will need to be paid fully by cash.

If let's say you turn SPR, your 20% downpayment will mostly be in cash cause you won't have enough CPF OA funds for 15% CPF downpayment.

    Great ! It explained well.

    I do have a plan to spend 50-60k.
    Initially I wanted to rent it out and pay the loan by the rental.
    Btw, me and my wife earn 7.5k per month and we both in permanent staff in reputed companies.

    Is there any chance for me to get Any apartment with above situation once I got SPR ?

I am afraid to inform you that it's impossible to purchase a private property within $60k as downpayment.

As SPR, your initial outlay will be estimated 28% of the purchase price. With $60k, your affordability is around $215k. So you have to come out with more finances in order to purchase a private property.
