I am a SG work overseas and if i plan to buy a condo in SG do I still qualify like a normal Singapore citizen?

This means, if I have no CPF and pay no tax in SG , does this affect my chances of home loans for my condo?

Hi,

Yes its still possible to get a private condo as a Singapore citizen. For overseas income where its taxed overseas, it depends on the jurisdiction. Some banks here are still able to recognize overseas income and assess the loan accordingly, just that it may not be at max 75% loan.

Hi,

1) Working overseas does not limit your choice of property purchase, even though you do not have any CPF contribution and tax payment.
2) As a Singapore Citizen, your 1st property purchase does not subject to ABSD.
3) However, any property purchase in Singapore is subject to MAS TDSR/MSR assessment to qualify for a home loan.
4) You have to provide evidence of active income to any bank in Singapore on your financial capability in servicing the home loan.
5) You may approach a branch of Singapore local bank (DBS, OCBC, UOB) over where you reside to do your home loan assessment.
This is the most crucial step unless you have sufficient cash for the whole purchase.

Yes you are still be able to purchase a private property without incurring ABSD and secure home loans even if you are working overseas. Not having CPF or paying tax in Singapore won’t directly affect your eligibility to buy a condo.
However, for home loans, banks may have specific requirements. It’s best to consult with a mortgage specialist to explore loan options.
