I am considering the remaining 4 BR units in Parc Clematis. It’s so much cheaper than the new launch pricing in AMO. Is it worth the purchase? What’s the upside potential for Parc Clematis?

Good morning Sir/ Mdm,

Yes balance 5 units of 4 bedrooms are still below $2000 psf.

But we have to understand that Parc Clematis is built on an enbloc site sold few years back but AMO land was sold last year. There is a different land price.

If you have noticed, units at Trillinq are asking around the same psf (plus minus) to Parc Clematis. If you have a temporary accommodation now, given a choice at the same psf, you prefer a new unit or resale?

Secondly with future land pricing keeps on increasing, will you agree there's a potential upside? You also agree that Parc Clematis is more reasonable than upcoming launches.

While you do have a point on the pricing between Parc Clematis and AMO, do also take note that their location are distinctly different. In addition, if you are using this purchase primarily for your own occupation, then the non-tangible values will matter alot between the 2 project choices. Otherwise we will also need to look into the tenant pool and profile available. 4 bedrooms apartment are typically in demand by coliving operators to operate coliving space and Parc Clematis will likely have a good catchment for such tenant pool based on my experience on ground.

With an ever increasing price landscape of land sale, it is difficult for pricing to come down therefore I'll say that as long as you are prepared to hold out for the mid to long term, there will definitely be upside potential for most projects that you are considering.

Good morning,

Yes there are still 5x units of 4 bedroom at Parc Clematis below 2000 psf, starting from $2690000.

One factor is the lower land price acquired for Parc Clematis, hence the launch price is relatively lower versus AMO.

Parc Clematis does has its strong points as well given its larger land size and comprehensive facilities, proximity to Clementi MRT / Mall / amenities, and commercial work nodes (one-north, jurong regional centre, tuas port, jurong innovation district) and educational nodes around dover area (nan hua primary, nus, sit, singapore poly, insead, uwcsea). Clementi MRT is also slated to become an MRT interchange for the upcoming cross-island line beyond 2030, which will boost the immediate values of condos in ihe vicinity.

The west side has strong rentability attributes based on the above reasons, and this is evident from recent TOP condos such as Twin Vew with 4 bedroom units attaining 6300 to 6800 even though they are not as near to clementi central.

Ultimately value is in eye of the beholder, it depends on the purchaser needs as well. There are families who prioritize getting into certain schools like CHIJ St Nic Girls School or Ai Tong, hence give a lot more weightage to this and finds the price justifiable.

I think Parc Clematis and Amo have a different attributes
Parc Clematis 4 Bd the psf is lower than Amo guide price, however for Parc Clematis there has been a few round of price adjustment and not many choice unit (only 5 units left)
Other than price have you made details comparison such as:
- Layout
- Facing and view
- Potential capital upside
- Potential rental and tenant profile
- Proximity to good schools
- Any Transformation in the area

Are you looking for investment or own stay?
As for location are you open to other locations?
Have you made comparison in terms of price and other attributes with other 4 bd that is available in the market now?

There is integrated project that is linked to MRT with similar psf
There is also freehold project with similar psf that is just TOP
In term of psf, there is project that offer very attractive psf for 4bd starting from $14xx psf ($1.7x mill) and only around 3 mins walk to MRT and shopping mall
