I am leaving Singapore and am thinking of renting/selling my condo. My condo details are as follows:

Development : Banyan Condo (Freehold)
Size : 1625sqft
Rooms : 3+1
Facing : Sea/Landed property views
Floor : Top floor
Condition : Fully furnished/Very well maintained

I'm looking at selling it in the range of $785-790 p.s.f. but am not sure if it's a realistic asking price?

The banks' indicative valuations are between $900K-$1.45mil which is a very big range. Should I take that into consideration when deciding on my selling price?

Hi Tania,

From your information, quite impossible such a big range from the bank. could it be that some information was not given in whole?

Can i suggest to get more details on your unit and i will request for the indicative valuation from the banks before letting go of your unit at the highest possible price?

    thanks for your reply!

    actually...i had provided the same information to the banks (local/foreign - DBS, UOB, HSBC) and indeed the price range is that big.

    i'm not sure which unit in Banyan was sold @ $574psf but that could have been a unit with not so desirable facing (directly facing the main pasir panjang road and flyover) as it was the only one unit that I know that was in the market for a long time.

    in banyan condo, there are 3 wings with very different facing. I believe mine is one of the best units over here with upblocked sea/land property views (i've seen at least 20+ actual units here in banyan before i bought my apartment).

    honestly, if i have to sell my unit for anything below $755psf, then i'd rather just keep it for now since there's no urgent need for me to sell anyway.

Regarding your enquiries on your property, there are a few factors to take note of if you are intending to rent it out.

1) Rental yield %
2) Management of your property during the
rented period.

Given current market, landed property usually are "harder" to rent it out as more tenants tend to downsize their finacial load which means lesser rental yields. During the period of rent, there bond to be problems like wear and tear in your funiture or electrical applicances. Tenants would need to inform on the repairs. You need to appoint someone to help you to overseas this problems.

For the past few months private property, has been transacted in quite a fair amount of volumes. This is due to more developer are releasing new project at alower price. Buyer are now following the "trends" of buying private property. Currently the market had started to pick up, more buyers would be "jumping in" to source for private property. I believe if you are selling within the bank valuation, its will be consider as realistic. As your buyers also needed the bank valuation to apply for their loan. Asking too high above bank valuation would means your buyer have to fork out more cash.
