I am leaving Singapore and am thinking of renting/selling my condo. My condo details are as follows:
Development : Banyan Condo (Freehold)
Size : 1625sqft
Rooms : 3+1
Facing : Sea/Landed property views
Floor : Top floor
Condition : Fully furnished/Very well maintained
I'm looking at selling it in the range of $785-790 p.s.f. but am not sure if it's a realistic asking price?
The banks' indicative valuations are between $900K-$1.45mil which is a very big range. Should I take that into consideration when deciding on my selling price?

actually...i had provided the same information to the banks (local/foreign - DBS, UOB, HSBC) and indeed the price range is that big.
i'm not sure which unit in Banyan was sold @ $574psf but that could have been a unit with not so desirable facing (directly facing the main pasir panjang road and flyover) as it was the only one unit that I know that was in the market for a long time.
in banyan condo, there are 3 wings with very different facing. I believe mine is one of the best units over here with upblocked sea/land property views (i've seen at least 20+ actual units here in banyan before i bought my apartment).
honestly, if i have to sell my unit for anything below $755psf, then i'd rather just keep it for now since there's no urgent need for me to sell anyway.
