I am single, 28 year old. My late uncle left me with a HDB unit. I had just gotten a "transmission" from HDB office.

Wondering what is a "transmission"?

And what are my options available?

I don't think I can become an owner as I'm still not yet 35.. So Do I have to sell this flat ? If not, can I rent it out instead?

Hi,

It is likely you have to sell away the hdb as singles under 35 years old are not eligible to keep it. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Procedurally, It is highly unlikely that you can keep the hdb .

However you may try to appeal to hdb .

Dear Sir/Mdm,

In my opinion, it will be better to sell the flat as you will not be able to rent it out. You will also need to incur additional holding costs such as the annual property tax and conservancy fees etc.

HDB prices have stabilize over the past few quarters and there is also limited upside on the value of the house with the large supply of BTO coming onto the market.

Good morning,

Transmission is the process of transferring ownership from one to the other due to death. Based on your status, it would be unlikely that you can keep the unit. Therefore, HDB will still require you to sell the unit as an administrator or through one if it had been indicated on your uncle's WILL.

Hi,

My sincere condolences on your loss.

As for the inherited property, even though you're the beneficiary of your late uncle's estate, you must be eligible to hold the HDB that he passed down. In a case that you're not eligible to hold, you will be required to dispose off your interest in the HDB.

The procedure will now be for the appointed executor for his HDB flat to handle the sale of the HDB. Upon the sale, the proceeds will be distributed in accordance to his Will, if any. If he does not have a Will, his estate will be distributed according to the Intestate Succession Law.
