Yes, you should initiate the conversation. You need to decide if you want to move in or continue renting it out. At the same time, you must also decide if you want to increase the rental. There are a few things to consider.

Upon renewal with the same tenant, you may need to pay a renewal commission also.

Ideally, you want to engage your own agent to handle matters for you as they will see to your benefits and also assist you to get a higher rental depending on the market conditions in your area.
