Thank you for writing in here. It is advised to make your purchase decision prudently. First of all, to determine affordability, you should always apply for HFE first to determine your loan matters, as well as if you are eligible for any housing grants. With these, as well as consolidated finances from your existing CPF and cash portion, you should be able to plan out what are the range of flats you can look into. While I do understand that you may not have your desired location and flat type, but it is at least a head start for next 5-10 years before you consider better options when times are better and when perhaps your son can come in to support you in the financing of the HDB purchase when he is 21 years old and above.
