Have you spoke to your appointed salesperson to find out what are the issues behind the failure to secure a tenant? Technically speaking, this is a low period for rental and with recent newspaper reports indicating the drop in rental prices due to the high volume of condominiums and apartments that have TOP recently, this would make the whole situation even more challenging. On top of that, we are expecting a slew of projects that will be going to TOP in the next couple of months and more units will be injected into the market for rental.
Back to your question, upon the expiry of the exclusive agreement, you are free to engage the services of other agents. Do bear in mind that if pricing is a issue which you wish to protect, appointing too many cooks will spoil the soup. Talk to a couple of salespersons who are interested to assist you to market your property for rental and determine their credentials. I am sure you would want to engage the services of a salesperson who can bring you much more in terms of his network on top of the conventional marketing methodologies like posting on property guru and newspapers. This is something which my team has advantage over our competitors.
