Even though it seems like a hassle but it can save you a great deal of money by avoiding ABSD. My buyer just decoupled from their condo with his spouse in order to purchase a landed property. This saves him at least $210k in cash while legal fee for decoupling is probably a few thousands.
I am not sure about your intention on your existing properties. If you wish to hold on to both properties, do consider to decouple from both properties provided your wife is capable to take on the existing loan for the condo. If not, as you suggested you will have to sell off your condo.
By disposing off your condo, you will be able to obtain up to 80% loan and won't be subject to ABSD if you choose to decouple.
