I have a condo (outstanding loan of $500k) and an HDB flat (fully paid and rented). Current cash is more than $600k and I am thinking of upgrading to landed. I am not in favour of ABSD and was told to decouple by selling condo and transferring hdb to wife and buying landed in my own name. Seems like a great deal of hassle to me to upgrade, is there any better suggestion?

Hi,

The way you have suggested should be the most optimal as it will help you to avoid ABSD and also get a much higher loan quantum for your landed property. Otherwise, the other methods would probably incur higher stamp duties and/or your CPF usage and loan quantum will be much lower (ie higher cash outlay).
By the way, is your wife's name in the condo as well? Thanks and hope to understand your requirements and value-add to your housing plans further.

Morning,

ABSD are payable for SC property owners who owns more than one property in hand. In order to avoid paying for it, either you or your wife will need to be cleared from property ownership.

Good morning buyer,

Even though it seems like a hassle but it can save you a great deal of money by avoiding ABSD. My buyer just decoupled from their condo with his spouse in order to purchase a landed property. This saves him at least $210k in cash while legal fee for decoupling is probably a few thousands.

I am not sure about your intention on your existing properties. If you wish to hold on to both properties, do consider to decouple from both properties provided your wife is capable to take on the existing loan for the condo. If not, as you suggested you will have to sell off your condo.

By disposing off your condo, you will be able to obtain up to 80% loan and won't be subject to ABSD if you choose to decouple.
