I have engaged an agent whom I met through viewing of condo and therefore signed up 3 month exclusive contract to sell my newly MOP HDB. However after 2 months, there is no viewing at all, and notice there's no refresh of posting in property guru, my post is always the lowest few shown in property guru.

Is it possible to have early termination?
Or shall I inform her now the intention since we are at 2nd month?

All my neighbors are receiving viewing and offers, just no progress from mine.

You can terminate the agreement if they fall short on what they have promised to deliver, however, I'd like to highlight that you do not need many buyers to view before selling, because sometimes the reason behind lack of viewings is that they are qualifying buyers in the process to ensure they are the right buyer for your unit.

Whatever the case, it will be good to do a review of the situation and plan how to move things forward. Perhaps you can speak to the agent to find out more about what is going on. I always believe that selling a property will involve communication among all the stakeholders, while I secretly hope that you will terminate the agent and engage me to sell, but I still feel that being open about the expectations and communications will be key.

It will be good to have an open discussion with the appointed agent to understand the main reason behind lack of viewings, it may be a pricing issue, or as you have observed a lack of marketing effort or combination of both. If the response is not satisfactory you may communicate the intention to do the necessary next step.

It is advisable to review the clauses in the exclusive agreement you have signed with your agent before terminating it. In usual cases, the agreement can be terminated at any given time.

Hi Kym,

1) It is understandable when the process is fall short of expectations.
2) When you saw your post is always the lowest few shown, which means that less marketing cost is invested.
3) To have the highest exposure on Property guru, the agent has to pay at least $210/week which might be more to maintain.
4) Second to that are somewhere between $100~$150. So the marketing cost is extremely high, especially on the newly MOP HDB where the competition is high.
5) There are 2 main reasons that you are receiving fewer viewing requests:
(a) Agent is unable to maintain with the high marketing cost.
(b) Your asking is not within the expected range, thus being filtered or skipped by the potential buyers.

6) Although you have signed an exclusive agreement with the agent. You can still terminate her service as and when you wish to.
7) But do note that those who came to view and offer to buy your flat within 6 months who were served by her. You will still need to pay her the full commission as per agreed in your agreement with her.
8) You may have a chat with her and understand the main reason for the low viewing rates, or terminate her service and let her know the reason for doing so.
9) Termination can be done verbally or by text whichever you deemed comfortable.

Hi Kym,

For newly MOP HDB, there is usually strong demand and therefore there is no reason why there is no viewings for 2 months. Did you engage the agent to find out what is the issue?

It is possible to terminate the exclusive early and you will need to notify the agent via writing of your intention to terminate. I have sold many newly MOP units before at high price and will be happy to assist you further.
