I have found an apartment of my choice and am about to start the negotiating process. I have not engaged any agent since the beginning. The seller's agent has been helping me view other units in the last 3 months.
Is it right for me to engage my own agent for this unit to do the negotiation for me? Especially given that this seller's agent has been extremely helpful. Unfortunately I am interested in the property that she is agent to the seller instead of to me.

how much commission do i have to pay this new agent if i were to engage in one, considering that he/she hasnt done anything for me other than negotiate the deal at a lower rate?
is there a public standard commission rate that i have to pay him/her (new agent)?

There's no right or wrong to engage or not engage any agent to help you with the negotiation process. End of the day, you have to ask yourself, what is the purpose of me engaging an agent to represent me? Just to negotiate a price, well why not?

More importantly, did anyone tell you WHY should you buy this property? HOW to buy this property? If not, you better think thrice.

Your agent is MORE THAN an agent.. because your legacy depends on him/ her..

Please do not make a offer blindly Unless you are very familiar with market price and specifically the transacted prices of the other units in the condo or private property that you are keen , and are you very familiar with the budget you can afford or qualify to borrow for the mortage loan , and are you aware of the various legal admin costs and taxes , it might not be wise if you make an excessive offer , overpaid without the guidance of a buyer agent , or make a ridiculously low offer therefore letting another buyer snatch your good deal .

The least a buyer agent can do for you is do some checks and provide you some official data to verify , therefore helping the buyer to know what is a reasonable correct price to pay .
