Most sellers appoint an exclusive marketing agent such that they can leave all the marketing works to the agent, therefore in your case, I am unsure why have you appointed an agent but still be looking out for your own buyer?
In most exclusive agreement, the appointed agent will be entitled to the commission even if you have found your own buyer, unless otherwise stated in the exclusive agreement.
