I viewed 2 rooms flat on 21 Jan 2015, I think this flat is OK for me. So that Agent asked to me sign on LOI and ask 300$ good faith deposit for booking the flat. On 22 Jan 2015, I heard that owner has accepted and 300$ was already transferred to owner account by agent. Can I refund it if I don't want to rent? I haven't sign TA Yet.

Under normal circumstances usually the good faith deposit is not refundable, however, look closely at the LOI you have signed to check for any exceptions. You may wish to speak to the salesperson to let him help you out.
