Dear sir/madam,
I am unsure how did you derive that commercial properties have better rental yield than residential properties as well as which data are you referencing upon for the worse rental yield in commercial properties over residential, but I would like to say that even if it is, we will need to look into the over market dynamics. You may get a cheap commercial property, but if the location of property is out of place, building is old and supporting amenities are poor, no matter how cheap the rental is, there will still be no tenants, therefore when considering an investment, we will need to constantly look out at the different factors. If this property has enjoyed better rental over the years under your ownership and face challenges in getting the same returns now, perhaps it could be time to look at liquidating the asset and reinvest the proceeds into a better prospective investment.
