Appreciation and Depreciation of any property is usually based on the supply and demand, therefore if you look into purchasing a property, there are several questions you need to ask:
1) What is the entry price for this property versus what is available in the market for similar property?
2) What are the potentials for this property? Any future developments that will support the appreciation?
3) Who are the potential tenants if you are purchasing this as an investment through rental? What are the restrictions in place in terms of trade?
4) What is the existing tenant mix and how are the vibes and conditions of the mall?
There is no guarantee to getting back your $500k if you sell 10 years later. Even when putting the money in the bank, there is no guarantee that you will get back the full amount as banks may also collapse.
