Unfortunately yes, all owners and essential occupiers need to sell away all overseas or local private property within 6 months of key collection to the HDB flat. If you are below 55 years old, yes the wait out period of 15 months after selling the private property still applies if you plan to add your name is essential occupier for the resale HDB.

Good morning Derek,

You need to dispose off your condo first and observe waiting period of 15 months before you can be included as an essential occupier in a purchase application unless both of you are 55 years old and above, you can be included into a purchase up to a 4RM flat.

If both you and the purchaser are above age 55, you can sell off the private condo within 6 months upon the HDB flat purchase.

If either of you and/or the purchaser are below age 55, you will be required to sell off the private condo, wait out a 15-month period, before the owner can purchase a resale HDB flat with you as an essential occupier.

For your case, you will not be allowed to be listed as an essential occupier in a flat unless you are above the age of 55 years old and the flat is a 4 room or smaller flat. With the latest ruling, you will need to sell off the private condo and wait out a 15 months period before you are eligible to be listed as an owner or essential occupier for a HDB flat.

Hi Derek,

1) All essential occupiers are not supposed to own any private property to be eligible to buy a resale HDB flat.
2) There are different wait-out periods for buying a resale HDB flat or BTO/SBF when you own a private property locally or overseas.

3) The wait-out period for:
(a) Resale HDB flat is 15 months.
(b) BTO/SBF is 30 months
after selling the private property locally or overseas.

4) The only exception to avoid the wait-out period are as follow for different HDB flat:
(a) Resale HDB flat: you are 55 yrs or older and buying a 4-rm flat and smaller.
(b) BTO/SBF: 2-room flexi flat with a shorter lease when you are 55 yrs or older.
