My wife and I owned 2 condos as sole owner of each condo. Both of us are 62 years old Singapore citizens. One condo is occupied by my wife and I while the other condo is occupied by my mother (a Singapore PR for more than 10 years) and her helper. As part of our retirement plan, we plan to sell the condo which my mother occupies (my wife is the sole owner) and to buy a HDB resale flat. We plan to use the sale proceeds to pay for the HDB resale flat and balance will all go to my wife’s CPF savings. The condo occupied by my wife and me will be retained for another few years until we turn 65.

Questions are:

1. Can my mother, a SPR and my wife co-apply to buy an HDB resale flat?
2. Any restrictions of flat type?
3. What happens to the ownership of the HDB resale flat if my mother passes on?

If your wife applies for a HDB (with and without your mother), your name will also have to be included in the application as you both are a married couple. This means that you will have to sell away your private property within 6 months of purchasing the HDB, which is not your current intention.

Hi,

Unfortunately, your mum cannot purchase the resale HDB with your spouse, as it is not a valid family nucleus for HDB's eligibility criteria. Your name would have to be added and you would have to purchase with your spouse, which means both condos have to be sold within 6 months. I believe this is not ideal for you.

It's great to plan ahead as both of you are hitting the retirement age of 65.

Do take note that family nucleus will be required to purchase a resale HDB flat thus your mom will not be eligible to buy with your wife. You are required to be included as essential occupier or owner which will mean that you are required to sell off your private within 6 months from purchase completion date.

There will not be any restriction on unit type, you can purchase up to executive masionette with full cash or cpf.

1. Your wife and your mum will not be able to purchase a HDB flat. This is because since both of you are married, you are considered as a family nucleus and therefore to purchase a HDB, your wife will need to include you as one of the owners or essential occupier. If you include your name, you will need to sell off your own condo within 6 months.

2. For retirement planning, you may want to consider selling 1 condo and purchase a smaller quantum condo. Alternatively, you can also consider a dual key unit or a bigger HDB unit (by selling both condos) so that all of you can stay together and still have your personal space.
