I'm a SC and my spouse-to-be is freshly a PR. Will we be eligible to buy HDB resale as owner/owner for our first matrimonial home next year? The plan is to take up a bank loan (not HDB loan). I've seen people mentioning of a need for 3-yr PR status. Please advise.

Hi,

Since you are Singaporean, your wife does not need 3 year SPR status to purchase resale HDB with you. This 3 year spr status is only required if both buyers are SPR and married couple.

Hi,

1) The 3 years residential status restriction is meant for all SPR household applicants.
2) As for your case, since you are a SC. Your spouse is not restricted by this regulation.
3) You are also eligible for an HDB loan and grants.
4) There are pros & cons are using HDB and bank loans. This is solely dependent on your plan.
5) You should apply for an HFE and apply for the HDB loan now.
6) You still can take up a bank loan at a later stage once you weigh out your options.
7) You won't be able to apply for an HDB loan if you state that you are applying for a bank loan in the HFE application.

The three-year residential status restriction applies to all Singapore Permanent Resident (SPR) household applicants. However, since you are a Singapore Citizen (SC), this restriction doesn't apply to your spouse. As a Singapore Citizen, you are eligible for an HDB loan and grants. The choice between HDB and bank loans has its pros and cons, depending on your plan. It's advisable to apply for a Home-Finance Eligibility (HFE) and the HDB loan now. Later on, if needed, you can consider taking up a bank loan after carefully evaluating your options.
