For purchase of 1st residential property in Singapore,

For Singapore Citizens (HDB or condo)
1) Stamp duties -> about 3% of purchase price
2) Downpayment -> 20% (5% cash, 15% CPF), if you can get 80% bank loan.
3) Legal fees, bank admin fees -> about 3K
For HDB, you need to form family nucleus with at least 1 Singapore Citizen. For HDB loan, you can take up to 90% loan of valuation price/purchase price, whichever lower.

For condo, you can purchase in 1 Sole Citizen name.

For Singapore PRs (HDB or condo)
1) Stamp duties -> about 8% of purchase price.
2) Downpayment -> 20% (5% cash, 15% CPF), if you can get 80% loan
3) Legal fees, bank admin fees -> about 3K
SPR households need to be PRs for 3 years before they purchase HDB. PR households cannot take HDB loan.
For condos, you can purchase in 1 sole PR name.

For Foreigners (Condo)
1) Stamp duties -> about 18% of purchase price
2) Downpayment -> 20% (5% cash, 15% CPF), if you can get 80% loan
3) Legal fees, bank admin fees -> about 3K
You cannot purchase HDB. You can purchase in 1 sole foreigner name.
