im looking for a 4 room hdb flat for my family of four that consists of myself my wife and my two toddler and a baby.preferably in p.ris or punggol,valuation 300,000 to maybe 310,000 and COV 2k-3k only...we have been trying to buy but we don/t seem to have any luck.either the valuation is high or they seller are asking for too much COV. will do paperwork on our own.just need to have a few listings. thank you.

Dear Sir,

The Valuation for 4room in Pasir Ris is abt 295k-380K, Punngol 305K-340K and Sengkang 285K-340K all depends on the location/Floor Level/Condtition of the unit. As 4Rooms demands is higher, even sellers asking for 10k-20K can even sell the unit. Maybe you can try 5Room and above, as some of them are willing to go at value. And remember mostly sellers have agents to market for them.
