Yes depending on what kind of assets you pledge, they will assess and calculate according to their formulas. Typically not 100% will be recognized. Pledging means to put up as collateral to get extra loan amount, like some form of "guarantee". Ultimately, you might want to consider if this is stretching the finances as the loan amount needs to be bumped up quite significantly.

If you're looking at a property quantum of $2.5m, and you can only loan $700k, there is a shortfall of $1.8m. This is not including the stamp duties that you have to pay.

From my simple understanding working alongside the banker I trust, you will basically need to show that you have that certain amount of cash required in your bank account when applying for the loan in order to qualify for the loan, however, the amount required is something I am unsure of. Investments or foreign currencies can also be shown as pledge for the loan application. You should check with the banker to find out more in details what are required.
