Asked by
I am currently financing my condo with my husband. Understand for decoupling, one party has to buy over the others share at current market value, and add on to existing bank loan. Is there other ways where one can be free and able to buy second property?

Good morning Joyce,

Alternatively both of you can consider to sell off current unit and purchase two units under two individual names but each of you must be financially capable to finance the mortgage by yourself.

Hope my opinion is value added to your decision making.

If you need any assistance or advice in your property needs, feel free to contact me. Cheers!

Hi Joyce,
The min requirement is to pay the CPF part to the selling party. The buying party must also get new bank loan package. As there are a few procedures involved, for me to assist and advise in details please drop me an email for me to share.

I can be contactable at my mobile or email.

Hi Ms Ong,

There are a couple of strategic measures we could employ.
Do contact me at 96659926  for me to run you through the steps and procedures.

To kickstart,
(1) We may need to catch up and speak more in details to understand what exactly you are looking for in your ideal home.

(2) Run you through the financial cash flow calculations
(Utilization of Cash/ CPF and breakdown of payments)

Go over progressive payments and timeline of payments

(3) Have your In Principal Approval (IPA) assessed and done-
By my network of bankers at no cost.

(4) Once loan has been approved, financial calculations are well understood- I will succinctly propose developments and units to view for your consideration.

(5) Once you have identified your ideal unit, I will step in and help you negotiate for the best possible deal.

A transaction report will be made available to you prior offer stage, so that you can study the transaction caveats of the development and surrounding properties for a greater in depth analysis of the market to ensure you are indeed making the RIGHT offer! A comprehensive customized price analysis chart illustration specific to your chosen property will also be provided to aid in your understanding.

(6) Following that, post deal paperwork will be handled by myself. I will also coordinate and guide you on the legal procedures for the purchase.

As I specialize and am very active in the private property market, I would like to extend my services to represent you in your purchase which does not make you liable for any fees and essentially means that you pay nothing for my service and consultation but are assured of me handling the entire technicalities of the purchase to best protect and maximize your interest.

If you are comfortable with working with me for your real estate needs, I will be most glad to render my services, advise and expertise accordingly and go over all the procedures and regulations involved so that your purchase intention can be taken to the next level.

Hi Joyce,
How long have you own your current property? If your current unit is already in profit. You can also consider to sell and each of you buy one property and take a separate mortgage. (if income allows)

There are also others options available, I will be able to illustrate further the cash flow required for your second property if you allow me to do so. You may contact me directly should you require more clarification. Thank you.
