Hi Tony,

EC is more value for money as you can get more space for the same price. The facilities and finishes are also comparable to private condos.

For private condo, you need to pay 7% ABSD if you want to keep both hdb & condo. And if you still have a loan for hdb, you can only take max 50% loan for condo.

Hi Tony,

If you have enough cash and funds in your CPF OA, it'll be good to get a private condo (not forgetting ABSD & loan restrictions); renting out your hdb/condo could generate passive income to repay your mortgage later on.

Otherwise, you could be looking at EC, since there are so many TOP this year, so you wouldn't need to have a transition period staying elsewhere.

Morning Tony,

The base would boil down to your financing capability. If you require the funds that's locked in your HDB to purchase the private property, the option is clear. However, if you have a existing mortgage and opt to buy your second property, you will need to understand that the down payment would be 50%. You will also need to set aside the required CPF minimum sum before you are eligible to utilize the balance funds within your CPF account.

Good evening Tony,

probably you can share more with me like your concerns and intention of having another property so I will be in a better position to advise and assist you further.

By the way, do take note of these:

1) keep HDB and buy private condo
- be mindful that you will be subject to 7% additional buyer's stamp duty if you are singaporean
- take note that if you have outstanding loan, you can only obtain max 50% bank loan for this purchase
- if you have utilised CPF OA funds in your current flat, you have to set aside half of minimum sum $80.5k in CPF OA +SA first before you can utiised the excess in this purchase.

2) if you purchase EC
- might have to pay resale levy
- have to fulfill MOP again then eligible to purchase private condo

Hi Tony,

In my humble opinion, it will make better financial sense to switch to an EC instead of a private property. This are the reasons why:

1. Buying a private property will incur a 7% Additional Buyer Stamp Duty, which is equivalent to $70,000 for a 1 million property.

2. ECs are priced 10-15% lower as compared to private condos within the same location as they are considered a "subsidised" class of housing catering to the sandwich class. Historically, most if not all EC owners have made a tidy profit when they sell off their unit after the MOP.

3. There will be a oversupply of condo units in the next few years. In view of the gloomy economic outlook and developers subjected to hefty stamp duties by the government as they struggled to offload unsold units, prices are bound to retreat further. Buying a condo right now may not be the best choice as prices may head further south.

4. There are quite a selection of ECs in the market right now with some just TOP or nearing TOP. For the same price, you can get a bigger size EC as compared to a private condo.
