Morning Mr. Tan,

Should you opt to upgrade your current HDB unit, you will be required to sell away your private property. There will be no debarment period as you are looking at 5 room flat.
However, this might not be an option as you will be liable for Seller stamp duty should you opt to sell your private property now.

Hi Mr. Tan,

Unfortunately no, you have to sell both your 4-rm and condo if you wish to purchase another resale HDB. Since its only held for 1 year, it would be subjected to sellers stamp duty as well, which will not be favorable to you.
