intending to get a flat under single scheme, i have a long term girlfriend, we tend to get married after 2 years, but problems arise, she has a HDB flat together with her mum, so in this situation we will need to sell both our flat once we settle down? but the flat was bought before we settle down.

Hi Sir,

If you qualify to purchase under Single Scheme now, you need to sell off your HDB flat after you got married. Likewise, your wife-to-be also need not sell off her flat she co-own with her Mother. This is because both of you had gotten the HDB flat when you were eligible.
