I've been staying with landlords in the same house for >2y. In Dec, the landlord said his granddaughter will be taking over my room by 27Feb2025. In early Feb, i told him that i would move out by 22/23Feb.
He then told me that my rental fee will not be pro-rated and the deposit will only be returned on the 28Feb.
Is there any regulation in SG about this issue after landlord breaking the contract and fulfilling the notice period?

Hi,
Legally, you can enforce this if you go to the Small Claims Court. However, it would drag on and even if you emerge victorious, imagine living with the LL for the rest of the tenancy agreement. I do not think it would be pleasant.

As such, I would suggest you find a better place, collect your deposit without any hassle and move on. This will solve your current uneasiness and you can focus on your job and future.

Not asking you to be confrontational, but you could perhaps present your questions to your landlord to establish how the calculations were done since he was the person who given the notice to move out and not you. Listen to the landlord's position before you decide what you should do.

In terms of tenancy, alot will be based on the agreement that you have signed and in this case, you will need to refer to the agreement signed and see what are the clauses involved. If you need legal advise, then you should speak to a legal professional to know what your rights as a tenant are in this instance.

(2)The security deposit should generally be returned promptly after the take over by the landlord on the last day (within a reasonable period like within 2 weeks , should have mentioned in your tenancy agreement ), not necessarily on a fixed date like 28 February.
(3) You may want to refer back to your tenancy agreement to see if any terms are set for these matters, but if it's unclear, consider negotiating with the landlord
