Market is back, need good advise, WHY City Square Residence having an Farrer Park MRT station nearby and NEW SHOPPING MALL and within 2 station away from Orchard, STILL CANNOT sell at $1,500 or more?? WHY? Is it due to some agent pushing down the price or owner are speculator?

There is no right or wrong answers to your posted enquiry. Since you are asking this question you must be aware of the current property market boom are making headlines in the papers, being cited as a phenomenon. In these times of uncertainty, property market is booming, the real question is how sustainable is it?

Though currently it is a seller's market, you may wish to take into account as well other developments that have similar qualities to City Square Residences which are alternatives cannot be ignored. Market forces are stronger than what an agent alone or even a group can influence truly.

Sustainability being the question cited in papers could also be a reason why buyers are proceeding with caution with any purchase.

In general psf cost is generally higher for smaller units as compared to larger units.

On your end, you may wish to collate prices of properties with similiar qualities to City Square Residences and then adjust your sell price if you are planning for a sale. This helps as it will provide an realistic indicative as what market can afford or sincere buyers are willing to consider.
