I am not condoning such practise, but if you really like this place, why not make an offer $10k below the asking price and use this difference as service fees to that agent so that you can get this unit you like? Ultimately, that is your end objective you desire, just that the route you take is different (with or without salesperson). You will also benefit with someone taking care of the paperworks on your behalf this way.
