Is your aunt capable of making any decisions as well as sign on any documents? If she is able to do so, she can either appoint you as the Power of Attorney to represent her in signing of all documents as well as applying to HDB to register the tenant. Alternatively, she can still sign on the documents herself and conduct all documentations online with your assistance. Her physical presence for viewings will not be required.
If she is no in capacity to make decisions now, then the family will need to apply to the court to as as deputy on behalf of your aunt in making these decisions as well as signing on her behalf.
