All leasehold properties' value starts to drop the moment the lease starts but the lower value may not be significant in the first 5-10 years.

Balance lease valuation usually will see big drop every 10 years. For instance, unit with 81 years left will definitely see more than 10-15% lesser value than unit with 91 years left.

Also, the more aging units usually have more wear and tear issue to take care and that affects valuation as well.
