Hi,

If she's not working at the moment, it be difficult to get a mortgage loan. Even if so, it be for a shorter tenure or not a very high amount. Also do note once she sells the EA, she needs to set aside the cpf retirement sum before any excess OA can be used for next housing. Then again, if theres not much use for a big unit, it might be good to monetize the unit by selling and secure the retirement.

Dear Sir/Mdm,

Most banks extend a housing loan to max 65 years old. Your mum will also need a stable income to secure a loan.

In my opinion, it would be more ideal for her to downsize to a smaller flat ie a 3 room flat. In this scenario, she will be able to cash out a sum of money from the current flat for her retirement needs without having to worry about not having a roof over her head. She can also rent out the additional bedroom to generate some passive income to further fund her retirement lifestyle.

May I know what your mom's exact age and is she still working?

If she is not working, she wont be able to obtain loan and if she works but close to 65 years old, the loan amount might not be substantial.
